Two homes at The Manor Golf & Country Club can sit at the same asking price and cost their owners very different amounts to live in. One buyer sees a $2.4 million estate on a Milton tax bill with a mandatory club membership. The other sees a Cottages home behind the same gate, a Forsyth County parcel, and a new club operator running the fairways. Same address on the envelope. Different math on the closing statement, and a different asset five years out.

For buyers weighing a purchase inside The Manor, the number on the portal is the least interesting number in the deal. The interesting numbers are the ones the listing sheet doesn't print: recurring dues, the operator's capital plan, and the line on a county map that runs through the property.

The dues you inherit the day you close

Before the mortgage payment starts, ownership at The Manor comes with two automatic obligations and one optional one. The HOA collects a $3,600 initiation at closing and $750 quarterly after that, which works out to $3,000 annually. Separately, the Social Membership is mandatory and includes swim and tennis, with a one time initiation fee of $10,000 and current monthly dues of $340. That's the floor. If you want the golf course you bought the view of, a review from November 2025 pegged the full-golf initiation at $40,000 as of Nov 1, 2025, and noted that membership includes restricted access to White Columns and Country Club of the South for roughly $50 to $75 extra per month who play the other courses for just the cart fee.

On June 10, 2025, Arcis Golf acquired The Country Club of the South in Johns Creek, The Manor Golf & Country Club in Alpharetta, and White Columns Country Club in Milton, with the transactions closing on June 10 and Arcis assuming operations on June 11, 2025. The seller was Invited, formerly ClubCorp.

For a buyer, this is not clubhouse gossip. It shapes three things that affect the value of the home you're buying:

The first is capital spend. This is Arcis Golf's 18th club acquisition in the last three years, and with these acquisitions, the Company now owns 54 holes across three clubs in the Atlanta area. Arcis has stated it plans to invest significant capital in course enhancements and lifestyle amenities across the three properties. A course renovation cycle over the next two to five years will affect play interruptions, guest-day availability, and, over time, the amenity story attached to homes on the fairway.

The second is reciprocity. The three Georgia clubs Arcis now owns sit within a short drive of each other, and members of one have described paying a modest monthly surcharge to play the others. For a Manor buyer who occasionally wants a Fazio round at White Columns or a Nicklaus round at Country Club of the South, that reciprocity is a real quality-of-life feature that did not exist under the prior structure in the same form.

The third is dues risk. Operator transitions typically precede a rate review. The $40,000 golf initiation cited for late 2025 is already higher than the $25,001 to $50,000 range and $10,001 to $15,000 annual dues one industry directory listed for the club under the prior owner. A buyer signing a contract today should assume the dues line in the carry table above is a floor, not a ceiling, and should build a 5 to 10 percent annual escalation into any long-hold analysis.

The county line inside the gate

The Manor's mailing address reads Alpharetta. The club sits, for the most part, inside the City of Milton in Fulton County. Situated in the serene landscape of Milton, this prestigious gated community offers an Alpharetta address, and the assigned public schools are Summit Hill Elem, Hopewell Middle & Cambridge HS. That combination trips up out-of-market buyers who assume Alpharetta on the envelope means Alpharetta on the tax bill, on the ballot, and in the school assignment. It doesn't.

There is a second wrinkle inside the same gate. The Cottages at The Manor Golf & Country Club is a collection of 62 homes, nestled behind the gates of the prestigious Manor Golf & Country Club, but ideally situated in the part of The Manor located in Forsyth County. An FMLS description of a Manor home for sale in 2026 highlighted the point in plain language, referencing a rare opportunity to own a nearly new custom residence in The Manor Golf & Country Club, located in sought-after Forsyth County, offering lower property taxes without sacrificing the club address. Same guardhouse, same clubhouse, different county millage rate, different school district. A buyer choosing between a Milton-side estate and a Forsyth-side Cottage at similar list prices is comparing two different tax bases while inheriting the same HOA and club obligations.

The address on the sign and the jurisdiction on the deed are two different facts. At The Manor, they routinely disagree.

Reading Milton's 2026 numbers with the carry stack in view

Milton's headline market data looks strong on any source. FMLS data surfaced in July 2026 put the citywide median sale price at $1,450,000, up 16% year-over-year, with homes selling in 55 days on average. Redfin's September 2025 read told a slower story, with a median price of $1.2M and homes selling after 77 days on the market compared to 26 days last year. Redfin also identified popular neighborhoods including White Columns, Crabapple, Echelon, The Manor Golf & Country Club, and Crooked Creek as the luxury tier's active pockets, with a median list around $1.38M and most homes for sale in Milton stay on the market for 57 days and receive 1 offer.

The two data sources disagree on trend velocity, but they agree on the price band. That matters for a Manor buyer because the club-community carry stack above only makes sense against a house that will hold or grow its value. Milton's luxury tier, defined by a market description in mid-2026 as an Entry luxury tier of roughly $800,000 to $1.1M with a citywide median around $1.1M as of 2026, up sharply year over year, and an Estate tier of roughly $1.1M to $2.5M covering custom builds, golf-front homes in The Manor and White Columns, and larger-acreage parcels, has kept its price floor while days on market have stretched. That combination signals a discerning buyer pool, not a soft one.
